It's all ABOUT THE GREEN ~ DUMP THE JUNK!!! LOL
C.A.R. GREEN TIP OF THE WEEK: DUMP THE JUNK
Did you know that the average household receives 1.5 trees' worth of junk mail annually? If you've ever wondered, as you tossed the unsolicited catalogs and direct mail materials directly into the recycling bin, if there is a way to stop this waste of paper, fuel, printing, etc., there is. Simply log onto https://www.directmail.com/directory/mail_preference/ and opt out of direct mail lists at no cost.
The site also allows you to select the materials you want to receive, such as credit card offers and catalogs. Another site, www.dmaconsumers.org/cgi/offmailinglist allows you to opt out, but charges $1 for the service.
C.A.R.'s "Green Tips" are a new feature of "C.A.R. Newsline" and are part of the Association's effort to raise member awareness about environmentally sound practices and offer REALTORS® ideas for greening their business practices and better serving their green-minded consumers. For more green real-estate-related tips and discussion, visit C.A.R.'s green blog: http://www.car.org/blogs/index.php.

Consumer Confidence Much Higher Than Builder Confidence
Found this article and don't want it to be confusing to any readers, that's why I titled it what I did....The Consumers Confidence is UP UP UP....for finding better prices and deals right now.....
Unfortunately, partly because of this and the state of the economy, job losses, etc....This makes the Builder Confidence Drop.... :(
This is a great time to buy for you.....
on with the article....
Builder confidence for new single-family homes slipped to a record low of 18, reflecting little change across the home-building industry, which is attempting to clear unsold inventories amidst a slow market and weakened economy, according to the National Association of Home Builders (NAHB)/Wells Fargo Housing Market Index."Clearly, conditions in the housing market remain very weak, and our builder members are not seeing any signs of improvement," said NAHB Chief Economist David Seiders. "Indeed, the continuing erosion of employment and consumer confidence/sentiment, coupled with surging energy costs, falling house prices, and rising home mortgage foreclosures, pose considerable downside risks to the economy and our housing forecast."

FHA Waives 90-Day Anti-Flipping Rule....
In an effort to facilitate the sale of bank-owned properties, the Federal Housing Administration (FHA) has temporarily suspended its 90 day rule against flipping properties. Under the anti flipping rule, the FHA will not insure a mortgage loan if the sales contract is executed within 90 days of the seller's acquisition of the property. Effective June 9, 2008, the anti flipping rule has now been waived for one year for properties acquired by lenders, their subsidiaries, and their outside vendors.

Beverly Hills Getaway with a View!!
Check this out....
June 16, 2008
Pooling Your Resources
Rooftop Pool Bar in Beverly Hills
Top of the world—been there, done that.
Top of a Beverly Hills hotel in your swimsuit, with a stiff drink in your hand—been there…but happy to do it again. Welcome to ABH, the new rooftop pool bar atop the Thompson Hotel. As soon as you step out from the elevator lobby, you'll be greeted by the bar (so the design was well-conceived), shaded by a Sabal Blackburniana palm whose helicopter delivery shut down Wilshire over the weekend.
Grab a drink and settle into your private corner cabana—the best place to fuel up for your complete lack of physical activity, with some sushi from BondST downstairs.
Once the pool's swimmable (should be a couple of weeks), you have two options—dive in, or if you're feeling extra-ambitious/voyeuristic, head to the indoor gym downstairs, which offers porthole-window views of the tanned bodies moving gracefully through the blue water above.
ABH (which stands for "Above Beverly Hills") will technically be open only to guests of the hotel—but if you don't want to get a room, we hear that friends of the management shouldn't have a problem heading all the way up after dinner.
Just remember to wait a bit before diving in.
ABH at the Thompson Beverly Hills,
9360 Wilshire Blvd (at Crescent)
Beverly Hills, 310-273-1400;

Big Alert.... AB2678
Red Alert Update: Big Win for REALTORS® on Point-of-Sale Bill
Thank You to the Thousands of REALTORS®
Who Contacted their Legislators to Oppose the Bill!
C.A.R. initially OPPOSED AB 2678 (Núñez) because it effectively would have required, among other things, that ALL homes and commercial property in California have an energy audit at point-of-sale, and that mandatory energy efficiency investments be made. While C.A.R. appreciates the goal of energy conservation, C.A.R. strongly opposes point-of-sale requirements because they are ineffective and because such mandates will weaken the housing market. If enacted as introduced AB 2678 could have added even tens of thousands of dollars to the cost of purchasing a home.
After thousands of REALTORS® called their legislators in opposition to the bill and thousands more lobbied against the bill in person last week at Legislative Day, the bill’s author amended AB 2678 to remove the point-of-sale requirement. The bill was further amended at C.A.R.’s request, to ensure that energy audits or improvements are not required as a condition of sale. With these changes, C.A.R. SUPPORTS AB 2678.
This is a BIG WIN for REALTORS® and their clients. Thank you for helping make this Red Alert a big success.
